Current Board Issues and Projects

The following is a list of current and past issues or projects that the board is or has handled.

Winter 2009 Incorrect Roof Three new homes in Southgate were approved with an incorrect three-tab shingles.  The decision was made to remove the shingles and replace them with architectural shingles. The association paid $7,500 of the replacement cost and the builder paid the remainder of the cost.
Winter 2009 Pool Repairs Pool plastering is expected to occur on Dec 12th or 13th.

The pool was re-plastered on Dec 12th and 13th.  Photos of the refinishing process:


The pool has been re-filled and is ready for the 2010 season!
Winter 2008 Pool Shade Covers The pool shade covers have been replaced due to hurricane damage. Shade covers have been replaced.
Fall 2009 Pool Furniture Due to ongoing degradation of the pool chairs and lounges, the decision was to have the current furniture repaired / re-strapped and the purchase of 6 new lounges and 12 new chairs. Repairs have been approved.
Fall/Winter 2009 Evaluate the possible implementation of fine structure for on-going violations The original fine policy filing was discovered and will be implemented as filed.  Residential design guidelines will first be drafted and the program will be formally mailed to homeowners as either part of the assessment or annual board meeting mailing. A new guideline is expected be released in 2010 at the time of the annual meeting.  All home owners will receive a copy of this new set of guidelines at the time when the fine policy is implemented.
Summer/Fall 2009 Sale and build out of the remaining ~35 lots in Southgate and two lots in Crossgate Lakewood builder meet with the board during the August board meeting to discuss approvals for three house plans that currently do not meet standards.  Two lots as of Aug 20th were pre-sold and building should start in the September time frame.  The lots in Westgate will not be developed as part of this arrangement. Approval to start building on three of the Five-O lots has been granted and will start very soon.  The majority of plans submitted have been approved.  Three large square foot plans will be voted on by home owners in Southgate section 11 and 12.  As of Dec 09, voting is being completed in southgate.
Summer 2009 Determine solution for dead trees on Assn and county property. 42 trees are marked for removal.  The county removed a number of trees that were located in the county right-of-way saving the HOA potentially several hundred dollars in removal costs.  A final bid has been approved for the removal of the remaining trees. Affected trees have been removed.  It is possible in the future that additional trees will be removed, along with stump removal.
Spring/Summer 2009 Feb 2009 - Homeowners report ATV Traffic over Reserve C (pipeline easement) coming through the neighborhood and over residents lawns.   This project is now completed.

Winter/Spring 2009 Repairs to monuments and fences caused due to Sept 2008 hurricane. All repairs except for a small portion along the Hardy toll road have been completed. Completed
