Deed Restrictions Q&A

The following are a list of fairly common questions about deed restrictions within Villages of Northgate Crossing.

Q:  Can I stain my fence?
A:
 No type of stain is allowed - clear or tinted to be applied to a fence.  Any fence with stain is in violation of deed restrictions.  Violations can be resolved by reversing board so that stained boards are not visible, removal and replacement of fence boards and in certain cases, pressure washing will remove stains.

Q:  I put out party/garage sale/open house signs and they were removed - why?
A:
Our deed restrictions allow homeowners to have a single for sale or rent sign in their own yard of 6 sq/ft or less.  Further, the state and Harris county follow section 413 of the Texas transportation code that prohibits certain types of temporary signs on state and county property.  Signs affixed to stop signs or other public signage also face fines up to $250.  Our neighborhood has volunteers certified by the county commissioners court to remove "bandit signs". Also be aware that any sign posted on the community mailboxes is also a violation of US Postal Regulations - should you find a notice posted to a mailbox, you are not restricted from removing it.  If you need to advertise your garage sale, we recommend checking our garage sale page.  Note that Texas law allows for political signs to be erected for select periods of time (202.209).

Q: Can I build an above-ground pool?
A: 
All above ground pools not of a temporary nature, such as plastic baby pools, are prohibited by deed restriction within Villages of Northgate Crossing.  They are restricted for the following reasons:
    - The danger of 10,000+ gallons of water flooding adjacent homes
    - This raises and makes visible the activities in the pool, especially when decks are built surround the pool, to other neighbors
    - Increases the level of noise escaping the lot with the pool
